1. WHY BECOME Castle Keepers®?

Since September 11, 2001 and the tragic bombing of the twin towers at the World Trade Center in New York City, the United States government lowered interest rates to a 44 year low point, which made purchasing homes with a 5 year, Adjustable Rate Morgage (ARM) much more attractive to many people.  These buyers bought the home of their dreams with a 3% ARM, only to find out 5 years later, that their mortgage rate had adjusted upwards of 6%, and they could no longer afford to make their monthly mortgage payments and subsequently they lost their home in forclosure.  As a result, many innocent, hard working folks had their finances negatively influenced by foreclosure, bankruptsy and a loss of their credit worthiness. We at CASTLE KEEPERS® are dedicated to helping such people and families hurt by the economy, maintain their previous or current standard of living, at a fraction of their previous or current housing costs, by placing them in a CASTLE KEEPERS® house. The current economic uncertainty should lengthen the time it takes to sell a house and thereby extending the time that current and future Castle Keepers®’s will be able to enjoy gracious living in a beautiful house at a fraction of its normal cost. We at CASTLE KEEPERS® welcome people and families who have been negatively impacted by the economy, and will attempt to help you with your housing, provided you meet our qualifications and are able to maintain CASTLE KEEPERS® Winning Attitude.

2. HOW DOES THE CASTLE KEEPERS® PROGRAM WORK?

Sellers of vacant houses listed "For Sale" with a Realtor® contract with CASTLE KEEPERS®, (which in turn subcontracts with mature, responsible adults like yourself, the "Castle Keepers®") to have Castle Keepers® house sit their vacant house. The Castle Keepers® pay for lawn care, pool care, if applicable, and utility expenses, as well as paying a moderate monthly fee to CASTLE KEEPERS®. The Castle Keepers® must cooperate with the listing Realtor® to help sell the house by tastefully decorating the house with their own furniture with the assistance of CASTLE KEEPERS’® interior decorator, maintain the house in "show to sell" condition, and exhibit the CASTLE KEEPERS® Winning Attitude. By becoming Castle Keepers®, you can live in a beautiful house for as little as the approximate rental price of a North Dallas 2BR apartment, until the house sells. The economy in DFW is expected to continue to weaken, thereby extending the time it will take to sell a house. This will extend the average length of time Castle Keepers® will be able to enjoy living in a beautiful, fine home, even though they do their best to help the owner sell it. You will be selected to become Castle Keepers® on the basis of your furniture’s compatibility with the houses we have available for occupancy.

As Castle Keepers®, you allow Realtors® to show the house in which you live from time to time during the marketing period. When the home sells, the staff at CASTLE KEEPERS® will assist you in choosing another home in which to live, based on availability, and guide you throughout the moving process, providing you with moving tips and a selection of qualified movers. CASTLE KEEPERS® professional decorator will help you decorate the house after you move in and keep the process as simple as possible.

Many Castle Keepers® have lived in CASTLE KEEPERS®’ houses for several years now, living like millionaires while paying low monthly fees and being free from long term leases. The CASTLE KEEPERS® Program allows Castle Keepers® to maintain flexibility and save on housing costs, while having the opportunity to live in expensive, quality houses!

3. WHO ARE Castle Keepers®?

Castle Keepers® are mature responsible adults who provide their own lovely furniture which CASTLE KEEPERS® interior decorator professionally matches to a vacant house in the CASTLE KEEPERS® Program, which is listed "For Sale." In the past, some "typical" people who have enjoyed living in the CASTLE KEEPERS® Program, were:

    1. People who lost their employment and/or lost their own home in a foreclosure.
    2. People relocating to DFW.
    3. People saving to purchase a house.
    4. People who have sold their existing home and need somewhere to live until their new house, under construction, is completed.
    5. Professionals, interior decorators, and others who, for whatever reason, wish to maintain a high standard of living at a low monthly fee, while not committing to a long term lease.

All of these people share one thing in common, they save a lot of money while living in a fine CASTLE KEEPERS® home.

4. QUALIFICATIONS TO BECOME Castle Keepers®.

    1. Must have beautiful furniture sufficient in quality and quantity to furnish an available house in the price range appropriate for the quality of the Castle Keepers®’ furniture.
    2. No smokers permitted!!!
    3. No pets permitted -
    4. Must understand and agree to maintain the CASTLE KEEPERS®’ Winning Attitude!
    5. Maintain a $300,000 tenant liability insurance policy while occupying a CASTLE KEEPERS® house at an approximate cost of $375/yr.
    6. Pay CASTLE KEEPERS® a moderate monthly fee while living in the home. Monthly fees range from $650/month to $2500/month based upon the list price of the house, its location and its condition.

5. WHAT IS CASTLE KEEPERS® Winning Attitude?

As Castle Keepers®, you will be asked to adopt and maintain CASTLE KEEPERS® Winning Attitude which places the best interests of the sellers of the house in which you are living, first and foremost, over and above your own self interests of living in the house for as long as possible*. Spiritually and emotionally, if you are able to place the interests of the owner and the Realtor® above your own self interests, the CASTLE KEEPERS® Program will be successful and you will be blessed. The CASTLE KEEPERS® Program then becomes a WIN-WIN-WIN situation. The owner will WIN, you will WIN, and the Realtor® will WIN!!! That’s the CASTLE KEEPERS® Winning Attitude which makes the Program work. Unless you are able to place the interests of the owner of selling the house above your own self interests, much as you would place the interests of your children above your own self interests, you will be unhappy living in the CASTLE KEEPERS® Program. To be successful Castle Keepers® will require you to decide to adopt and maintain this winning attitude of placing your own self interests in a position subservient to the interests of the owners and the Realtor®. Please be certain to think about and decide this issue in the positive before applying to become Castle Keepers®.

The Sellers and the listing Realtor® of the house in which you will live, will expect and depend on you as Castle Keepers® to:

    1. Furnish the home tastefully to the specifications required by CASTLE KEEPERS®’s Interior Decorator.
    2. Maintain the house in a "Show to Sell" condition from 9am-8pm seven (7) days a week, and permit showings during these hours.
    3. Leave the house during showings by any real estate agents.
    4. Cooperate with the listing real estate agent and owner by doing everything within your power to present the house at its "Living Best" showing condition in order to help it sell.
    5. Eagerly respond positively to requests from CASTLE KEEPERS® and the listing Realtor® which they feel will enhance the showing of the house in which you are living.

* Castle Keepers® are not considered "Tenants" as defined by the Texas Landlord Tenant Law and, by contract, relinquish many of the rights granted to Tenants under that legislation.

7. Application & Photos of Furniture 

Once you are pre-qualified by telephone, you must supply us with a fully completed credit application, along with photos of you furniture from the rooms listed below. Fax the "FULLY" completed credit application, photos of furniture to 972-735-3114 or mail to:

A Credit Application fee of $35/Adult living in the property must be paid before a contract to move in is signed.

We will need digital photos of your furniture taken from at least 2 different camera angles within each room of your house.  The idea is to capture in each photo as much of the furniture in each of the following rooms as possible:

    1. Formal Dining Room.
    2. Living Room.
    3. Family Room, if applicable.
    4. Breakfast Room/Kitchen
    5. All Bedrooms.
    6. Any other rooms in the house in which you now live to show us any additional furniture which you have which is not included above. Ex. Piano Room, Media Room, Patio & Pool Furniture, etc.
